IMPORTANT NOTE: The City of Bradenton requires rental agreement and that every guest staying at this VRBO property be listed on the reservation, including each guest’s phone number and email address. Please ensure that you register the correct number of guests. Undisclosed guests who are not officially confirmed may result in early termination of your stay without a refund and can also incur an additional charge of $100 per guest.

- The guest who books must be one of the guests staying on the property (sorry - no booking for others).

- Minimum booking age is 25 and must show proof of a valid ID if asked

- We have an additional Guest Agreement separate from the booking platform. By booking this home, you agree to this process. The Guest Agreement is a legal document from our law firm that details the rules and policies for staying here.

- After you book, you’ll receive a message with a link to the Renter’s Agreement. Please read it carefully and sign it to complete your booking. Signing this agreement is required for your stay in our home.
- By booking this home, a $500 security deposit is required as per the Renter’s Agreement.

- Unexpected things can happen, so WE STRONGLY RECOMMEND getting travel insurance in case you need to cancel your booking.

- No Parties

- Only registered guests allowed

-This is a smoke-free property. Smoking and Vaping is prohibited in all areas, including inside units and outdoors on the premises. Cigarette and Marijuana smoke detector are installed in the property. Breaking this rule will incur a $1,000 violation fee plus cleaning fee to remove the carcinogen odor.

LIABILITY & WEATHER POLICY:
We are not responsible for events beyond our control such as inclement weather, storms, and evacuations—and strongly recommend purchasing travel insurance for added peace of mind (e.g., Red Sky Travel Insurance, Square Mouth, etc.).

Because we offer a wide range of amenities, please understand that by entering this property, you assume all risks. The owner is not liable for any injuries, accidents, or deaths that may occur. By entering, you agree to adhere to these conditions and accept full responsibility for yourself, your guests, and any pets.

KINDLY NOTE:
-For your peace of mind, security cameras are located around the exterior of the house. No inside cameras. All Ring cameras are motion-activated: the Entrance Door Ring Camera secures the frontage, a Ring Stickup monitors the carport, a Floodlight covers the southeast entrance area, a Shed Stickup monitors the firepit area, and two Stickups on the light pole cover the pool and court.
-Noise monitors are located inside and outside the house; they do not record voice or conversation, only monitor sound decibels.
-Heated pool feature is available for an extra $30/night or $500/month (b/w Oct to May)
-Pool settings are all scheduled. When pool heat is paid, it is set to 85 degrees, however, pool temps cannot be guaranteed.
-Hot tub, sauna, and cold plunges are self services.
-Please put in the proper guests & ages so we can plan accordingly.
-No glass in the pool area.
-Do not adjust the basketball hoops height & use fence side gates to pick up the errant balls behind the property fence.
-Do not climb over the property fence for any reasons
-Do not play on the court when it's wet.
-Park in the driveway and shale ground only.
-Do not park in front of the adjacent neighbor’s side of the street. Property frontages are considered driveways.
-Quiet hours: 9:00 p.m. and 8:00 am. Noise levels are monitored.

PET POLICY:
By booking, you accept responsibility for any damage/extra cleaning your dog causes during the stay. Please clean up after your pet.
-Prior approval is required.
-We allow up to 2 dogs for a fee of $250/per stay.
-Absolutely no cats allowed
-Must be fully house trained
-Must completely clean up after them
-Leased at all times when not in a fenced area
-Crated indoors when not home with the pet
-If barking becomes an issue with your pet, alternative arrangements must be made
-Not allowed in the pool, on indoor furniture or bedding.

Bringing an unauthorized pet incurs a 25% surcharge on the total reservation cost.

PEST NOTICE:
Florida is very tropical. Mosquito, Lizards, Ants, Cockroaches, Beetles, and Rodents are very prevalent in this part of the world. We live in their environment. The only thing we can do is control their access to the house. From time to time, they manage to get into the house. The reason for this is because they are searching for food or warmth. We remodeled the house from floor to the attic and sealed all possible breeding ground for pest and varmints. Our house is always clean. So, please help us maintain it that way. We have a recurring pest control service. So, if you see any pest in the house, don’t hesitate to let us know. We will send pest control to deal with the pest as soon as they’re able.

HOUSE RULES:

Must sign rental agreement upon booking

Must submit a $500 off-platform security hold that will be placed 2 days after arrival and released 14 days after departure, if no damages are reported. This is just a hold, you will submit your credit card information after booking but the hold will not be placed until 2 days prior to arrival and released 14 days after departure. Please note that we are connected to a hotel-style Property Management software called OwnerRez to be able to securely take off-platform security holds.

1. Check-in time is anytime after 4:00 PM
2. Check-out time is 11:00 AM or earlier
3. No more than 10 guest allowed to stay at the property
4. Quiet hours are from 9:00 PM – 8:00 AM
5. No parties/events allowed
6. No smoking or vaping allowed at all areas of the premises ($1000 violation fee)
7. Use outdoor shower to wash sand from your body before entering pool
8. No glass allowed in the pool area
9. Shower before entering hot tub and cold plunge
10. Do not adjust the basketball hoops height
11. Use fence side gates to pick up the errant balls behind the property fence.
12. Do not climb over the property fence for any reasons
13. Do not play on the court when it's wet.
14. Do not play pickleball nor basketball during quiet hours
15. Do not use movie projection screen when it’s windy
16. Park in the driveway and shale ground only.
17. Do not park in front of the adjacent neighbor’s side of the street. Property frontages are considered driveways.
18. Wear clothing when using the full body massager chair
19. Clean out grill and grease trap after use
20. Follow all instructions in the house manual.
